The house is situated in a quiet, residential Washington neighborhood, away from the downtown hustle and bustle, yet with easy access to Washington's attractions and business zones as well as the nearby Maryland (MD) suburbs.

Our location is also convenient for visitors to nearby Bethesda, Takoma Park, and Silver Spring. We are directly across from Walter Reed Army Medical Center (WRAMC). There is ample free parking, and MetroRail and MetroBus are nearby. A wide variety of restaurants can be found only a short drive away. Downtown and the monument area can be reached easily by car, taxi, or public transportation. 18-hole golf and tennis are close at hand.

Furnishings are new, classic in style, and very comfortable...
Large windows and skylights make the house very bright and sunny. Guests with work to do will find their rooms have the space and equipment they need. All rooms have private baths.

There are two large parlors on the main floor for reading and conversation, furnished with sofas and large chairs. Newspapers (Washington Post, New York Times) and a library are available.
There is a walk-out guest lounge (pictured right) on the lower level with leather sofas, big screen TV, a bar with large refrigerator, a regulation pool table, and free video arcade game machines. There are fireplaces on both levels, and the house has central climate control throughout.

All guest rooms have private bathrooms, and are equipped with top quality queen size bedding and all-cotton linens. The rooms have TV/VCR units with cable, desks and comfortable reading chairs, bright lighting, ceiling fans, and large closets.

Like the bedrooms, bathrooms are newly decorated; they are equipped with all-cotton linens, hair dryers, and European soft-spray showers. Rollaway beds with innerspring mattresses are available when needed.

Breakfast and Refreshments...
Janet and John are proud to serve their guests a deluxe continental breakfast, typically with hot croissants/muffins, yogurt and fruit, cereal and granola, juices, teas, and our own blend of the best in town quality coffee. We try to accommodate our guests' preferences and schedules, and will do special requests when possible. We offer complimentary afternoon refreshments. Guests are always welcome to use the guest lounge refrigerator--a selection of soft drinks is available, or bring your own. Guests who prefer to eat in are also welcome to use the breakfast area for dining. Many local restaurants offer delivery free or at nominal charge, and there are many carry-out possibilities.

Rollaway beds with innerspring mattresses are available when needed.

Reservations commencing Sunday through Thursday: Cancellations accepted up to 24 hours in advance of arrival; if cancelled less than 24 hours in advance, no refund of first night charge

Reservations commencing (or extending to) Friday and Saturday: Cancellations for Friday/Saturday accepted up to 14 days in advance; if cancelled less than 14 days in advance, refund subject to re-booking room for that night(s).

Extended stay reservations (21 days or more) require a $500 deposit which is 75% refundable if cancelled at least four weeks in advance of arrival date (50% if three weeks in advance; no refund thereafter).
All cancellations incur a $20 cancellation fee.

All five major credit cards are accepted; checks are accepted with proper ID and credit card guarantee.
Full payment up to first three nights due at time of booking; any balance is due on check-in.
Check-in time to be agreed.
Check-out time 11AM.
Absolutely no smoking please.
Local regulations prevent us from offering guests use of cooking facilities.
Children under 12 allowed.

The Cottage on 16th is located about three miles south of the intersection of the ''Washington Beltway'' (I-495) and Georgia Ave. At the time of booking, we will send you complete directions.

Airport access: Driving distance and time to each of the three airports are given below--these are for the most convenient routes:

Reagan National (DCA) 20 miles; approx. 30 min.*

Dulles International (IAD) 25 miles; approx. 40 min.

Baltimore-Washington (BWI) 25 miles; approx. 40 min.

*Note: DCA is better located, and taxis cost less, but air fares to BWI and IAD are often much less. Check with your travel agent.
